After IPAC flight reservations are complete..

Call your housing RSO (if you are off base talk to your landlord)  and schedule a pre-PCS appointment to go over your dates, move out and cleaning information. You should call maintenance ASAP if you have unresolved issues that they can fix prior to your departure. Notice to move should be given within 28 days (some exceptions apply). Notice to vacate and all PCS related business should be conducted in person at your RSO office. 

 

Appointment Preparations

What to expect and bring

  • Valid Identification
  • Current copy of orders (PCS, EAS, ERD, HTM, etc.)
  • Pack out dates (DMO paperwork)
  • Final Date (turn in keys)
  • Power of Attorney (Spouses)
  • If Dual Military, both must be present, if not, please have POA

 

28 Day Notice to Vacate

  • Begins on the day OMC accepts notice from the resident
  • As part of your lease agreement with OMC, a written 28 Day Notice to Vacate and a copy of your orders is required
    • Get a 28 day notice to vacate by visiting the resident services office
    • ***Email is NOT a valid 28 Notice to Vacate
  • How can you submit the 28 Day Notice to Vacate and a copy of your Order to OMC?
    • Notice to Vacate must be filled out at the Resident Services Office
    • .Orders can be dropped off at the resident services office or emailed to:

  • If you are not the service member giving notice, you will need a Power of Attorney stating you are authorized to sign for privatized housing and have the authority to start/ stop an allotment
  • What if you cannot give a valid 28 Day Notice to Vacate because of short notice for TDY longer than 90 days, PCS or deployment?
    • The following documentation must be provided for the Community Manager to review 
      • Notice to Vacate in writing
      • Copy of your official Orders
      • Exception to policy letter to waive the 28 Day Notice to Vacate requirement
    • Community Manager will either approve or deny the request within 2 business days once all necessary documentation has been filed with the Resident Services Office
  • I want to get back on the waitlist after my deployment. Why am I not classified as a Priority 2?
    • Since you lived in housing prior to the deployment, the government sees you were adequately housed prior to the deployment and that housing was given up voluntarily
      • This is why families that want to return to housing will be given a Priority 3 classification
    • Due to higher than normal occupancy, Priority 3s may not be given a housing option after the deployment
    • Consult Government Housing and OMC prior to giving notice

 

Deployed Spouses Program

  • For spouses of deployed service members
  • Lawn care service while your service member is deployed
    • Fenced in yard must be free of the following for the landscape company to render services:
    • Clear of toys and lawn decorations
    • Personal items
    • Loose pets and feces
    • If not, lawn services for the fenced yard will be skipped that week
  • Bring the following to be placed on the deployed spouses program: 
    • Deployment orders or documentation from command confirming deployment
    • Visit the resident services office to complete the Deployed Spouses Program

 

Leaving your Home for More than 14 Days 

  • Let Ohana Military Communities know by visiting the resident services office and filling out the Absence from Residence Form
  • Bring with you the following:
    • Contact info during your absence
    • Contact info for the neighbor/ friend
    • Emergency contact info
  • Remember to do the following:
    • Set your water heater to vacation mode
    • Set your AC to auto and temperature to 78 degrees
    • Permission to enter for OMC to address any type of concerns while you are gone
    • Any pets being left at the home are either removed or a responsible person is identified who is taking care of the pet and the frequency they are taking care of the pet
    • Identify a person who is taking care of fenced in yard maintenance while gone

 

Notify Immediately

  • Orders for school, special training, duty related assignment
  • Modified/ short orders
  • Unaccompanied tours
  • Change in family status

Give Housing a minimum of 28 days notice, and keep them in the loop. If your home has been pre-assigned, you may not be able to adjust move out date. If Housing is able to accommodate the change, you may be charged Hold Over rent.

 

Inspection Requirements

  • Removal of trash and bulk items (including satellite dishes)
  • Sweep and mop all floors & vacuum carpets
  • ALL appliances need to be cleaned
  • Modifications returned to pre-existing condition
  • Garbage & recycling bins emptied and cleaned
  • Remove all nails, screws & cable wires (fill any holes larger than a dime)
  • Mow lawn (between 2-5 inches)
  • Return any Hunt items (APS, keys, remotes, etc.)

 

Aloha Furniture

  • Residents who are on notice only 
    • Requires copy of eligible orders
  • Based on furniture availability 
    • Beds, couch, coffee table, dining table, chairs, end tables, and dressers
  • Combo based upon family size
    • Delivery and pick-up times are scheduled during notice to vacate
